There are now 60-active listings for sale in Acton and last time there were 54. The average list price now is $686,307 compared to $661,331 last time.  The lowest active price in Acton is $289,000 and the highest active price is $1,250,000.

Currently there are 20-Pending sales in Acton and last time the number of pending sales was 29.  The average listing price of the pending sales is $563,590 compared to $552,206 last time. The lowest listing price of the pending sale in Acton is $286,500 and the highest is $699,999.

In May, Acton had 18-closed sales, compared to 9-closed sales in the March report. May had an average selling price of $460,444 compared to March’s average selling price of $556,111. The lowest sale price in May was $265,000 and the highest was $850,000.

In Agua Dulce, the inventory of available homes for sale is 26, with an average list price of $1,448,632. Last time there were 21-active listings with an average list price $1,569,645. The lowest active price in Agua Dulce is $449,000 and the highest active listing is $13,500,000 (Sierra Bonita Ranch with 80-acres and 5-houses.) The next highest priced property is $1,800,000.

There are now 54-active listings for sale in Acton and in January there were 60. The average list price now is $661,331 compared to $621,156 last time.  The lowest active price in Acton is $329,000 and the highest active price is $1,299,500.

Currently there are 29-Pending sales in Acton and last time the number of pending sales was 13.  The average listing price of the pending sales is $552,206 compared to $555,777 last time. The lowest listing price of the pending sale in Acton is $249,900 and the highest is $849,975.

In March, Acton had 9-closed sales, compared to 11-closed sales in the January report. March had an average selling price of $556,111 compared to January’s average selling price of $581,545 The lowest sale price in March was $405,000 and the highest was $720,000.

In Agua Dulce, the inventory of available homes for sale is 21, with an average list price of $1,569,645. Last time there were 22-active listings with an average list price $1,688,086. The lowest active price in Agua Dulce is $719,000 and the highest active listing is $11,888,000, for the Agua Dulce Winery, a commercial business and house. The next highest property is a small home on 35-acres (really land value) at $6,975,000. The next highest is $1,190,000 (more in line with other higher listing prices.)

There are currently 3-pending sales in Agua Dulce and last time there was 8-pending sales. The average list price is $646,600, compared to $763,537 last times. Currently the lowest pending sale in Agua Dulce is $539,950 and the highest pending sales price is $799,950.

In March there were 8-closed sales in Agua Dulce with an average selling price of $746,800.  The lowest sales price was $589,000 and the highest was $890,000. In January there were 3-closed sales, with a selling price of $582,333.

The following is the sales activity for the equestrian communities of Acton & Agua Dulce for 2018.

In 2018 there were a total of 131 sold properties that sold in Acton.  This is compared to 127 closed sales in 2017.  In 2018 the average selling price was $568,260, compared to an average selling price of $506,795 in 2017. In 2018 the lowest sale price was $280,000 and the highest was $1,600,00 (Blum Ranch a commercial property.) In 2017 the lowest sales price was $142,000 and the highest was $850,000.

In 2018 there were a total of 41 properties that sold in Agua Dulce.  Compared to 53 closed sales in 2017.  In 2018 the average selling price was $680,144, compared to an average selling price of $627,281 in 2017.  In 2018 the lowest sale price was $165,000 and the highest was $1,295,000. In 2017 the lowest sales price was $185,000 and the highest was $1,160,000.

There are 40-Active Listings in Acton compared to 52 in November report. The average List Price now is $638,770 compared to $625,916 last time.  The lowest Active price in Acton is $330,000 and the highest Active price is $1,350,000.

Currently there are 17-Pending Sales in Acton and last month the number of Pending Sales was 14. The average listing price of the Pending Sales is $556,759 compared to $483,236 last time. The lowest listing price of the Pending sale in Acton is $325,000 and the highest is $779,000.

In December, Acton only had 6-Closed Sales, compared to 11-Closed Sales in November. December had an average Selling Price of $469,000 a decrease again in the selling price compared to November’s average Selling Price of $525,000. The lowest sale price was $280,000 and the highest was $710,000.

In Agua Dulce, the inventory of available homes is 22-Active listings, with an average list price of $1,176,875. Last time there were 26-Active listings with an average list price $1,127,314. The lowest Active price in Agua Dulce is $599,999 and the highest Active Priced property is a small home on 35-acres (really is land value) at $6,975,000. There are currently 5-Pending sales in Agua Dulce and last month there was also 5. The listing prices of Pending Sales are down with an average list price of $653,790, compared with an average list price of $762,768, last time. Currently the lowest Pending Sale in Agua Dulce is $509,950 and the highest Pending Sales price is $899,000.

In December there was only 1-Closed Sales in Agua Dulce with a selling price of $949,990. In November there were 4-Closed Sales, with an average Selling Price of $598,500.

There are 52-Active Listings in Acton compared to 64 in my September report. The average List Price now is $625,916 compared to $613,885 last time.  The lowest Active price in Acton is $275,000 and the highest Active price is $1,350,000.

Currently there are 14-Pending Sales in Acton and last time the number of Pending Sales was 20. The average listing price of the Pending Sales is $483,236 compared to $529,830 last time. The lowest listing price of the Pending sale in Acton is $249,000 and the highest is $719,900.

In November, Acton had 11-Closed Sales, compared to 9-Closed Sales in September. November average Selling Price was $525,000 compared to September that had an average Selling Price of $584,183 a decrease in the selling price. The lowest sale price was $325,000 and the highest was $660,000.

In Agua Dulce, the inventory of available homes is down from last time with 26-Active listings. Last time there were 33-Active listings. The average Listing Price now is $1,127,314. The lowest Active price in Agua Dulce is $515,000 and again the highest Active Priced property is a small home on 35-acres (really is land value) at $6,975,000. The next highest is $1,795,000. Last time the average list price was $1,049,788.

There are 5-Pending sales now in Agua Dulce and last time there were 6. The listing prices of Pending Sales are up some with an average list price of $762,768, compared with an average list price of $716,473 last time. Currently the lowest Pending Sale in Agua Dulce is $509,950 and the highest Pending Sales price is $949,990.

In November there were 4-Closed Sales in Agua Dulce with an average selling price of $598,500, a decrease in the average selling price. The lowest sale price was $165,000 and the highest was $890,000. In September there were 4-Closed Sales, with an average Selling Price of $651,667.

There are 64-Active Listings in Acton about the same as last time. The average List Price now is $613,885 compared to $645,035 last time.  The lowest Active price in Acton is $284,900 and the highest Active price is $1,395.000.

The number of Pending Sales in Acton is now 20 and last time the number of Pending Sales was 18. The average Pending Price now is $529,830, compared to $$589,511 last time. The lowest Pending sale in Acton is $249,000 and the highest is $699,900.

In September, Acton had 9-Closed Sales, compared to 17-Closed Sales in August. September’s average Selling Price was $584,183 compared to August that had an average Selling Price of $617,576 a decrease in the selling price. The lowest sale price was $335,000 and the highest was $852,000.

In Agua Dulce, the inventory of available homes is the same as last time with 33-Active listings. The average Listing Price now is $1,049,788. The lowest Active price in Agua Dulce is $229.900 and the highest Active Priced property is a small home on 35-acres (really is a land value) at $6,975,000. Last time the average list price was $1,033,701.

There are 6-Pending sales now in Agua Dulce, the same as last time. The listing prices of Pending Sales are up some with an average list price of $716,473, compared with an average list price of $670,966 last time. Currently the lowest Pending Sale in Agua Dulce is $515,000 and the highest Pending Sales price is $949,990.

In August there were 4-Closed Sales in Agua Dulce with an average selling price of $651,667, a decrease in the average selling price. The lowest sale price was $500,000 and the highest was $850,000.  Last time there were 4-Closed Sales, with an average Selling Price of $805,225.
